Be sure the utilities like the water meter are accessible – the inspector must physically be able to handle / manipulate the item and/or remove the covers (trash cans / debris not covering the access hatch)
Electrical panel box (they can be located in the garage or a clothes closet) – inspector must remove the cover from the box. Many times sellers think inspectors only need to see the box. We must handle the box!!
Typically located in the garage - the inspector must be able to access and run the sprinklers while on-site. Many sellers think inspectors just need to look at the box – not true!! Inspectors must handle the box to test the sprinklers.
This valve is normally in the ground close to the water meter. However, there are times the in ground box is located in the flower beds and gets covered by mulch.
Inspectors must be able to physically touch the water heater. If the water heater is in the garage - be sure there is no personal property in the way. The inspector must be able to touch the unit.
Fireplace pilot lights need to be lit – otherwise the inspectors assumes the fireplace does not work. Inspectors are not supposed to light the pilot light.
Inspectors must be able to enter the attic. Many times these openings are located in the garage – be sure there is nothing in the way that would hinder the opening the attic access ladder such as a car left in the garage.
The inspector must have access to the crawlspace under a house – most of the time the opening is in a closet. Personal property must be removed so the opening is accessible.
Let inspectors know what does NOT work (sprinklers, garage door opener, microwave, sink, toilet, etc. ) and any additional helpful information.
When attic openings are located inside, be sure there is not a cabinet, table, or other item that would hinder the inspector from opening the ladder fully. Lastly, many times these are located inside of a clothes closets / other rooms. The area in front of the door needs to be clear of personal property and the door unlocked!!
Pets – MUST BE REMOVED OR SECURED. We all love them, however your pet without you present make them very upset. This creates a very uncomfortable situation not only for the inspector, but for the buyers when they come on-site to review the inspection findings.
- Clean windows
- Screens – all on or off
- Clean gutters
- Open all AC vents in each room
- Change the filter in the H/VAC system
- Use a water hose & clean outside AC unit
- Check / replace lights that do not work.
